Transferring Unit Ownership
When to Transfer a Unit
When a unit changes hands — whether through a sale, inheritance, or any other ownership change — the board needs to update the ownership record in Nestingbird. Transferring a unit reassigns it to the new owner, updates billing, and ensures the right person receives invoices, communications, and access to unit-level features like 22.1 disclosures.
Starting a Transfer
Navigate to Home from the sidebar, then open the Units tab. Find the unit you want to transfer and click the Transfer icon (the left-right arrows) in the unit's action column. This opens the transfer overlay where you'll choose how to assign the new owner.
Option 1: Transfer to an Existing Member
If the new owner is already a member of your association — for example, they own another unit or were previously added to the account — you can transfer directly to them:
- In the transfer overlay, find the Transfer to Existing Account User section.
- Select the new owner from the dropdown, which lists all current members on your account.
- Click Transfer to Selected User.
The unit is reassigned immediately. The previous owner is archived, and both parties receive an email confirmation with details about the transfer.
Option 2: Invite a New Owner
If the new owner isn't on your account yet, you can invite them as part of the transfer:
- In the transfer overlay, scroll to the Or Invite a New User section.
- Enter the new owner's name and email address.
- Click Send Transfer Invitation.
Nestingbird sends the new owner an invitation email with instructions on how to set up their account and access their unit. The unit is marked as transferred with the invitation pending — once the new owner accepts and logs in, they'll have full access to their unit's information, invoices, and any available features.
What Happens During a Transfer
Regardless of which option you choose, Nestingbird handles several things automatically:
- Previous owner is archived — the outgoing owner is removed from the unit and their account access is updated accordingly.
- Billing rolls over — if your association uses online collections, the new owner's billing is set up automatically. Any active subscription items transfer to the new owner so there's no gap in invoicing.
- Email notifications — both the outgoing and incoming owners receive confirmation emails. The new owner's email includes instructions for setting up payments and enabling automatic billing.
After the Transfer
Once the transfer is complete, the unit card on the Units tab updates to reflect the new owner's name and contact information. If the new owner was invited (rather than an existing member), you'll see an Invited badge on their unit until they accept the invitation and create their account.
The new owner should:
- Add a payment method — so monthly assessments can be collected.
- Enable automatic payments — to avoid missed payments and late notices.
Nestingbird sends overdue reminders on the 5th of each month, so it's best for the new owner to set up billing promptly after the transfer.
Plan Requirement
Unit transfers are available on all plans, including Basics. Online assessment collection and automatic billing require the Treasury plan.
