Uploading Bylaws & Governing Documents
Why Centralize Your Documents?
Every HOA is governed by a set of legal documents — bylaws, covenants, conditions and restrictions (CC&Rs), rules and regulations, and articles of incorporation. Keeping these documents organized and accessible is critical for compliance, transparency, and day-to-day governance. When a homeowner has a question about what's allowed, the answer should be one click away.
Uploading Documents
Navigate to Dashboard > HOA Documents to manage your governing documents. To upload:
- Click Upload Document.
- Select the document type (Bylaws, CC&Rs, Rules & Regulations, Articles of Incorporation, or Other).
- Drag and drop your file or click to browse. Nestingbird supports PDF, Word, and image formats.
- Add a description if needed — for example, "Amended bylaws approved at the March 2025 annual meeting."
Emailing Documents
Don't want to log in? You can also email documents directly to your account's Document Mailbox. Each account has a unique email address — you can find it under Settings > Document Mailbox in the sidebar. Just forward or send the document as an attachment and Nestingbird will automatically import, classify, and process it. This is especially handy when you receive documents from attorneys, insurers, or property managers and want to get them into the system quickly.
Automatic Document Processing
When you upload or email a document, Nestingbird automatically processes it to extract key information. For governing documents, this can include identifying important provisions, amendment dates, and compliance requirements. This makes your documents searchable and helps surface relevant sections when you need them.
Keeping Documents Current
Governing documents should be reviewed and updated periodically. When your board amends the bylaws or adopts new rules, upload the updated version to replace the old one. Maintaining current documents is a key factor in your Compliance score.
Plan Requirement
Document storage and management is available on all plans, including Basics.
